Our full-service management fee is 20–25% of gross booking revenue, all-inclusive. The exact percentage depends on property size, location, and scope of setup. No setup fees, no marketing fees, no hidden charges.

02What's included in the 20–25% fee?

Listing creation and optimization, professional photography coordination, dynamic pricing, 24/7 AI-powered guest communication, cleaning coordination, maintenance detection, real-time reporting, and monthly owner statements. Cleaning fees are billed through to guests at cost with no markup.

03How quickly can you get my Airbnb listing live?

Most properties are photographed, listed, and accepting bookings within seven days of signing the management agreement. Properties needing furniture, staging, or repairs take longer.

04Do you manage properties outside Austin and Dallas?

No. We focus exclusively on Austin, TX and Dallas, TX so we can maintain deep local market knowledge — pricing, events, neighborhoods, regulations, and vetted cleaning crews. That focus is what keeps results sharper than national managers.

We coordinate every turnover automatically and verify completion before the next guest arrives. Cleaning fees are billed through to the guest via Airbnb at cost — no markup.
