The "book-out window" is as important as the multiplier. If you're not raising prices 6–8 months before SXSW, you'll still get bookings — but they'll be from late-lookers who are less price-sensitive and often less ideal guests. The guests paying premium rates early are typically professionals and experienced travelers who treat properties well.

SXSW: The Super Bowl of Austin STRs

SXSW runs 10 days in March and is the single highest-revenue event for Austin Airbnbs. Every property within 3 miles of Downtown should expect occupancy near 100% for the full run. Key considerations:

  • Set minimum stays: 3–5 night minimums prevent 1-night gaps and low-value bookings from filling premium dates
  • Price the shoulder days: Mar 5 (day before) and Mar 16 (day after) still see elevated demand — don't reset to baseline rates
  • Consider week-long packages: Professionals attending SXSW often want to book the full week as one reservation. This reduces turnover cost and often means a higher-quality guest

For a well-managed 2BR in East Austin, SXSW 2025 generated $6,800–$9,200 in gross revenue over the 10-day window. For comparison, the same property averages $4,800–$5,400 over a full 30-day month in non-event periods.

F1: The Underrated Opportunity

The United States Grand Prix at COTA has grown into Austin's second-biggest hospitality event. F1's audience skews international, high-income, and premium — guests who expect quality accommodations and are willing to pay for them.

The F1 audience differs from SXSW in one key way: they want to be near COTA (southeast of Downtown), not near 6th Street. Properties in the 78617 or 78741 zip codes — or in South Austin with easy access to I-35 — capture more of the F1 demand than Downtown listings. If your property is in those zones, F1 is your biggest event of the year.

UT Football: The Consistent Weekend Revenue Driver

UT plays 7 home games per year at Darrell K Royal-Texas Memorial Stadium. Each home game weekend (particularly rivalry games against OU, Alabama, and Texas A&M) generates strong short-term demand in Hyde Park, North Loop, and Central Austin.

The key to maximizing UT football weekends is minimum-stay management. A 2-night minimum on game weekends prevents the calendar from filling with 1-night bookings at lower rates. Properties near the stadium (within 1–1.5 miles) should set 2-night minimums for all home game weekends starting in June.

The Mistake Most Hosts Make: Resetting Too Early

After a major event ends, many hosts immediately drop their prices back to baseline rates. The right approach: gradual step-down over 5–7 days post-event. The week after SXSW still sees above-average demand from late-departing attendees, post-event travelers, and the general halo effect of "Austin is the place to be in March."
